Step 40 of 48 Phase 5: Prepare for Closing
5.6 Request HUD-1 from Lender
The Closing Disclosure (formerly HUD-1) details your final loan terms and all closing costs. Federal law requires you receive it at least 3 business days before closing.
What the Closing Disclosure Contains
- Final loan terms and monthly payment
- All closing costs itemized by category
- Cash needed to close
- Summary of your transaction
- Contact information for all parties
Pro Tips
- Request it as early as possible within the 3-day window
- Compare it line-by-line to your Loan Estimate
- Ask questions about any changes or unfamiliar fees
- Verify the cash to close amount matches your funds
- Contact your lender immediately if you see errors
How to Request It
Contact your loan officer or lender directly to request your Closing Disclosure. Under the TRID rule (TILA-RESPA Integrated Disclosure), you must receive this document at least 3 business days before closing. If any significant changes occur after you receive it, the 3-day waiting period may restart.
