4.11 Arrange Final Walk-Thru
The final walk-through is your last chance to verify the property condition before closing. Schedule it as close to closing as possible to catch any last-minute issues.
Purpose of the Walk-Through
- Verify agreed-upon repairs were completed
- Confirm the property condition has not changed
- Ensure all negotiated items are present
- Check that the seller has moved out completely
- Test systems and appliances one final time

- Schedule 24-48 hours before closing, not earlier
- Bring your inspection report and repair agreements
- Test every appliance, faucet, and light switch
- Run the HVAC system (heat and AC if possible)
- Check that all items included in sale are present
