The final walk-through is your last chance to verify the property condition before closing. Schedule it as close to closing as possible to catch any last-minute issues.

Purpose of the Walk-Through

  • Verify agreed-upon repairs were completed
  • Confirm the property condition has not changed
  • Ensure all negotiated items are present
  • Check that the seller has moved out completely
  • Test systems and appliances one final time

Pro Tips

  • Schedule 24-48 hours before closing, not earlier
  • Bring your inspection report and repair agreements
  • Test every appliance, faucet, and light switch
  • Run the HVAC system (heat and AC if possible)
  • Check that all items included in sale are present
  • Open every closet and cabinet to ensure seller moved out
  • Take photos and videos to document condition
